John Rimer, CFM – Founder and President 

Mr. Rimer is the President of FM360 and Senior Consultant. He has more than 24 years’ facility management experience with a variety of public and private entities. He has developed, improved and managed robust operations and maintenance programs, including predictive and condition-based maintenance; implemented and administered various computerized maintenance management systems (CMMS); conducted and managed facility condition assessments and the resulting capital replacement forecast(s); developed staffing plans; delivered industry training; assembled maintenance and emergency operating procedures and employed document-control systems and processes; and conducted building commissioning and retro-commissioning. John founded FM360 in 2012 and is a frequent presenter at facility management conferences, and he has been published in various industry journals. 


Johnny Hunkapiller, CEM, CMPM, LEED GA – Senior Consulting Engineer 

Mr. Hunkapiller, a USGBC LEED Green Associate and native of Alabama, has more than 35 years’ experience in the facility management arena, where he has held a variety of roles in project management, building condition assessment, operations, and facilities direction. Johnny serves as FM360’s senior expert in facility management and maintenance program development. 


Mike Garvey, Assoc. AIA – Senior Consulting Engineer and Business Development 

Mr. Garvey joined the FM360 team in Charlotte after spending 16 years in the Architecture, Engineering & Construction (AEC) industry, where he served in roles including client management, architectural design, project management, and business development. Mike brings a wealth of knowledge of building construction processes and design, and has worked on projects in a variety of sectors including healthcare, education, hospitality, commercial office, and public facilities. 


Tim Prado – Senior Consulting Engineer 

Mr. Prado has more than 20 years’ experience in facilities management and information technology in a variety of capacities and industries. Prior to joining FM360, Tim spent many years working for a CMMS software vendor, including most recently as Director of Client Services, where he implemented and managed facility programs for companies such as Explorer Pipeline, QuikTrip, Bank of America, University of California – Santa Barbara, University of Alabama – Birmingham and Banner Healthcare. He has worked in numerous sectors, including healthcare, commercial / corporate offices, data centers, higher education, K-12, manufacturing, local government, and with various state and federal government agencies. He has had the privilege of delivering more than 18 keynote addresses at various facility management training conferences since 2001. 


Brad Austin – Consulting Engineer 

Mr. Austin brings more than twenty years’ worth of experience in system programming, information management, CMMS implementation, and project administration to the FM360 team. Prior to joining our ranks in 2019, Brad worked in technical and app development capacities for Lending Tree and Lab Corporation of America, among others. He is responsible for FM360’s library of industry recommended maintenance best practices. 


Tina Brenize – Senior Data Analyst 

Ms. Brenize has been part of the FM360 team for nearly three years. She has helped orchestrate the onboarding of multiple client sites simultaneously, training and directing FM360 staff to ensure timelines and objectives are met. She has led the onboarding of 300+ worldwide sites for Ronald McDonald House Charities, extracting site and equipment data from images, drawings, and spreadsheets (in various languages) and methodically entering data into the CMMS, ensuring conformance to global standards. Leading a team of three data analysts at FM360, Tina is detail-oriented and has a keen eye for identifying and rectifying data that does not adhere to established standards and protocols.
